Job Summary:
This position will directly or indirectly oversee all Facility Maintainers in the assigned work are or a series of teams comprised of Facility Maintainers, student contract, or part-time labor.
Under direct or indirect supervision of the Custodial Manager and/or Custodial Supervisor, performs as a 'lead worker' and oversees a variety of activities designed to maintain the University in a safe, orderly, attractive, and sanitary condition. Work activities are scheduled and unscheduled in nature and are subject to frequent interruptions.
This position works Monday through Friday, 4:30 AM to 1:00 PM.
Principal Working Relationships: Greets all students and staff in a friendly, timely manner and assists as necessary, e.g. holding doors, helping with wheelchairs, providing directions and/or information when requested.

Minimum Qualifications:
- High School Graduate or equivalent
- Minimum of 3 to 5 years experience in the custodial operations with the University or equivalent experience with supervisory qualifications
- An excellent performance and attendance record
- Proven track record of leadership capabilities
- High School graduate or equivalent.
- Ability to read and communicate in writing using the English language.
- Ability to follow instructions.
- Ability to consistently meet the department work schedule as designated.
- Ability to satisfactorily complete Department training programs.
- Ability to work with chemical fluids used for cleaning, waxing and/or disinfecting.
- Capable of self-initiation of required duties of a general or specific nature.
- Ability to lead, train, schedule, and evaluate workload of individuals and groups of employees of lower classification
- Knowledge of time and method technology
- Skilled in all areas of custodial maintenance
- Ability to work under stress and around normal conditions that exist in a university setting.
Working Conditions: Acceptable working conditions with some distraction due to occasional exposure to noise, dust, extreme temperatures, such as cold or heat or some other element present, making conditions less than desirable that are required by the job duties.
- Physical, emotional continuous standing/walking with frequent bending and intellectual frequent climbing of steps, ladders, and ability to work from Demands/personnel lifts
- Frequent twisting of torso with occasional stooping, squatting, crawling, and kneeling
- Requires good sense of balance and reaching at/above/below shoulder
- Normal range of sight, hearing, and speaking ability, and/or with accommodation to normal ranges. Must be able to differentiate various colors.
- Frequent lifting 25-50 pounds; occasional lifting of 51-70 pounds
- Frequent carrying 1-25 pounds; occasional carrying 26-70 pounds
-Dexterity of hand/wrist and requires simple and firm grasp of hand/wrist motion
- Ability to work under time constraints as well as the normal conditions existing in the Facility Services building maintenance setting
Equipment Used: Vacuum, floor buffer, carpet extractor, mop, broom, cleaning equipment, ladders, and hand tools (e.g. pliers, screwdriver)
Preferred Qualifications:
- Two years supervisory experience in custodial maintenance
- Credited educational courses, workshops, or seminars related to custodial maintenance
Job Duties:
- 25% - Mandatory to uphold and perform procedures, policies and work directives issued from Director, Manager, and/or Supervisor. Verifies assigned Facility Maintainers are likewise following above requirements. Performs duties as a team member and maintains positive attitude when given assigned duties from upper management to accomplish positive resuIts. - (Essential)
- 20% - Responsible for aiding in the overview of Custodial work in several major campus buildings or a complex as assigned. Oversees daily work routine of other Facility Maintainers for assigned work area. - (Essential)
- 20% - Vacuums, dusts, damp and wet mop classrooms, stairwells, and student operations. - (Essential)
- 10% - Assists in rescheduling the assigned work force to cover absences in assigned work areas. - (Essential)
- 10% - Inspects all areas of assignment and completes inspection reports. - (Essential)
- 5% - Communicates to Supervisor on matters regarding employee performance and discipline issues. - (Essential)
- 5% - Under administrative supervision, assists in evaluation of new equipment and custodial materials. Recommends changes in procedures and equipment. - (Essential)
- 5% - Performs other related duties as they arise or are assigned. - (Essential)
